Haliburton County Real Estate Market Update: What September 2026 Means for Buyers and Sellers

As we move through autumn in Haliburton County, the local real estate market continues to offer an interesting picture for both buyers and sellers.

September's housing statistics show some noticeable changes across Minden Hills, Dysart et al, Algonquin Highlands, and Highlands East. While benchmark prices have softened compared to August, properties are still changing hands, and market conditions vary depending on where you're looking.

So, what does this actually mean if you're thinking about buying or selling?

Let's take a closer look.

A Market That's Giving Buyers More Time to Consider Their Options

One of the biggest takeaways from September's report is the amount of available inventory across Haliburton County.

Months of inventory is a measure of how long it would take to sell the available properties at the current pace of sales, assuming no new listings came onto the market.

In September, inventory ranged from 4.6 months in Dysart et al to 7.8 months in Highlands East.

Generally speaking, higher inventory means buyers have more properties to consider and may face less competition than they would in a market with very limited supply.

For buyers who have been waiting for an opportunity to explore the market without feeling rushed, this can be encouraging.

That doesn't mean every property will sit on the market, though. Well-maintained homes in desirable locations can still attract considerable interest, particularly when they're priced appropriately.

What Are Home Prices Doing in Haliburton County?

September brought a decline in benchmark prices across all four municipalities included in the report.

Dysart et al recorded a benchmark price of $665,900, while Minden Hills came in at $476,000.

Algonquin Highlands reported a benchmark of $600,500, and Highlands East recorded $447,200.

Each municipality experienced a decrease compared with August, ranging from approximately 2% to 5%.

While these changes are worth paying attention to, it's important to understand what they represent.

A benchmark price is designed to reflect the value of a typical property in a particular market. It isn't necessarily what every home is selling for, and a monthly change doesn't mean that all properties have increased or decreased in value by the same amount.

In Haliburton County, where properties can vary significantly in size, location, waterfront access, and condition, individual property values are especially dependent on their unique characteristics.

That's why looking at comparable sales and local market activity is often more helpful than relying on a single regional statistic.

Homes Are Still Selling, but Timing Varies

Another interesting detail from September's report is the difference in how long properties are taking to sell.

In Dysart et al, the median time on market was 38 days, compared with 48 days in Minden Hills.

Meanwhile, Highlands East recorded a median of 26 days, and Algonquin Highlands came in at 46.5 days.

These differences are a good reminder that the Haliburton County real estate market isn't one-size-fits-all.

Even neighbouring communities can experience different levels of activity, and factors such as property type, location, condition, and asking price all influence how quickly a home may sell.

For sellers, this makes it particularly important to understand the market surrounding their specific property rather than relying solely on county-wide trends.

What Does This Mean if You're Thinking About Selling?

If you're considering selling your home or cottage, September's numbers reinforce the importance of having a thoughtful strategy.

With buyers having more properties to choose from in some areas, pricing and presentation can make a meaningful difference.

That doesn't mean you need to dramatically reduce your expectations. It means understanding what comparable properties are selling for, recognizing what makes your property appealing, and positioning it effectively from the beginning.

Professional photography, accurate property information, and a marketing approach that highlights your home's strongest features can all help attract the right buyers.

The goal isn't simply to get your property noticed. It's to help potential buyers understand its value.

What Does This Mean if You're Thinking About Buying?

For buyers, the current market may provide opportunities to take a more considered approach to the search.

With inventory available across the region, there may be more flexibility to compare properties, explore different communities, and make decisions based on what genuinely suits your needs.

This can be particularly valuable when purchasing rural or waterfront real estate, where factors such as road access, septic systems, shoreline conditions, and seasonal usability deserve careful attention.

Of course, market conditions don't replace the importance of doing your homework.

A property that's been listed for several weeks isn't automatically overpriced, just as a newly listed home isn't necessarily priced at market value.

Understanding the individual property and the surrounding market remains essential.

Looking Ahead in Haliburton County

As we move further into autumn, I'll be watching how available inventory, pricing, and buyer activity continue to develop across Haliburton County.

Seasonal changes can influence our local market, particularly in areas with a significant number of recreational and waterfront properties.

But rather than focusing too heavily on any single month's numbers, I encourage buyers and sellers to consider the bigger picture.

Real estate decisions are personal, and the right approach depends on your property, your goals, and your timeline.
